I am definitely now a risk adverse investor.

once you have the model and the knowledge you won't be risk adverse on bigger deals were their is some real meat on the bone.. !!!

Making it defendable in court as a viable business entity and not your personal liability shelter takes real work.Most of these problems can be overcome by increasing your insurance coverage on the properties.
