Sounds like a can't lose proposition to me.That said, I believe the millennial generation will be a generation that rents far longer into their life than their parents did as they are waiting longer to marry and tend to be more transient in their 20's than their parents were.

Hello Marcus,I would advertise now as well, but check into what is normal for your area.In my area, we tend to advertise upcoming vacancies months in advance, so showing an occupied property is normal.

For what it is worth, I just saw their shower the other weekend and it's got plenty (not crazy amount) of not tended to common shower mold (this is a mid-twenties first time cohabitating couple).

I do know your area, and while there are many parts I would tend to avoid, if the tri-plex is in a "C" area, then you should jump on it, for the reasons Rich mentioned above.
