Many of the photographers who service agents for listing photos have added Matterport / Matterport-like capabilities. 

This way my cleaning service and handyman won't charge me more for the "distance" fee. :)  I have one cleaning service that is great, but charges me more because she has to drive from Globe. 

The balloons are a downside but it is rare that banks won't renew notes if the borrower is performing and the debt service coverage is sufficient.

Or is it better to use a professional texting service to potentially avoid legal responsibilities?

I'm currently based in New York City, and after watching a few friends enter into real estate from a few different angles, I started to dive into researching the industry recently.I'm a 2x entrepreneur, building companies in both the creative and fintech space (as a side project I also created a non-profit during COVID to support the restaurant industry).

They allow non-owner occupied STRs but limit the nights you can run it as a short-term rental to 240 nights per year.

You just have to really understand how to run your numbers and make sure you find the right deal.Regarding the HELOC... it's a fantastic tool provided a) you can comfortably service the added debt, and b) you have a plan to pay it back.
