@Chris Piper  yes licensed assistance can have MLS access.. non licensed cannot ( at least in our state) and you have to pay MLS fee's for this.your post made it sound like agents would give out their code willy nilly and I know you did not mean that just trying to clarify for the audience who is susceptible to ( hey I heard it on Biggerpockets so it must be true  LOL)

Also, as @Marc M. noted, it's slightly more likely for the electricity to be out in the winter.Try to get non-ethanol gas for the snowblower; small engines like it better.

When you bring prices under 600k, look at resale only, non-waterfront, short sales and bank owned only, etc., that inventory gets cut in half, so 1.5 - 1.7 months.

Sales tax exemption is for those purchasing items for resale, where the sale tax is taken at the point of resale(or for non-profits like churches)You do not collect sales tax when you sell the flip(or flop)
