ADUs or carriage houses are well supported in adjacent downtown neighborhoods but no one is building and selling new construction homes the comparable will be very limited. the appraisal will be difficult. it's just a lot.

There is no reason for them to just forgive anything, but it would potentially in their best interests to accept a chunk of money from the owner and possibly do a friendly foreclosure (hand them the keys per se).

For a MTR specifically, a keypad lock and deadbolt seems like the best option so theres no turnover of keys 4-5 times a year.

I think it really comes down to what you are comfortable with but I don't think background check, credit card check, etc on top of a signed lease (and even small security deposit) is unreasonable for an MTR.
