Expect to need at least 30% downpayment to acquire the property even in the best of scenarios.

One thing you're going to need to build up is your network, experience (like you said) and reputation. 

Typically, once you get out of small-ish multifamily listed on the MLS, you are likely to need to do this on your own.  

It’s gonna be a little tight and I am going to need to work more at my second job, but the numbers will work.

If I would be doing anything right now I'd be trying to get an idea of what the units going to need and be lining up a contractor or handyman to get it all done and get it turned as quickly as possible. 

As noted above, you are unlikely to need to do that in Virginia in these circumstances.

Also owning single family homes in a LLC - its like wearing a belt and suspenders and asking the question, how many times has your belt completely broken to need the suspenders?
