Just a titbit i forgot to mention is that it is a partnership with my brother so does that make a difference since it will be set up as partnership if i am not mistaken.should have mentioned it before.

Replaced that and it is working fine.The repair guys did mention getting rid of the tank bc it’s older and going to a tankless instead of replacing the exchanger.

@Lance LvovskyI'm not opposed to going to an attorney to draft one (that's along the lines of what I meant when I mentioned pointing me to a resource to draw one up), but like I mentioned I'm not actually sure what I'm looking for at this point.

I don't disagree with one of the mentions about the culture has changed....that is definitely true....but that's just more, I think, that so many people are on here now and so many people are talking.

As @Caleb Heimsoth mentioned, some investors will be attracted to the property because it is SEC , but others won’t even look if it is.  

You mention that you bought the first house hack 2 years ago and now you are ready to get another.
