You need to check with the PM company to see what they allow.I'd not do this because:You have to wait your turn for a booking.You  are at their mercy as far as rules and fees.Regime fees and special assessments can kill your net income.A SF beach house will make more money without the HOA fees.Condos are a dime a dozen in Myrtle Beach so you can rent one cheap due to all the competition.

Let tenants know today you aren’t raising rents this year, and have them renew their leases today instead of waiting for their lease to come due.My home market of Nashville (and in Salt Lake, Austin, Jacksonville, Orlando) already had much supply come on the market in 2023 and weathered it well, so perhaps in those cities you have to be less active in managing your portfolio (ostensibly you did this last year).

If you dream of owning on the Coast be very cautious of regulations against STRs, most communities are not STR friendly and some towns have revoked STR permits (lawsuits galore on that), so talk with an Oregon Coast based agent who KNOWS STRs or you could end up with an investment you can't rent and just have to wait out all the expenses of ownership until the appreciation kicks in.
