There are a lot of people that are comfortable with demonstrating that intent for any hold more than a year. 

Anyone can cook but that doesn’t make them a gourmet chief (or even a fry cook) and unless they have put thousands of hours into of effective relevant work and have a good sense of taste and understand what others want then they will not be able to maximize the results.

i do already have a lender and am preapproved for 500K (although the highest i feel comfortable going is 350-400).

It maximizes flexibility and cashflow, plus you don't have to pay for the equity until you need it. 

Renting out your home if your comfortable with that and living in an RV works sure..
