Landlords go up to the front & the judge asks the landlord's when the last time rent was paid. 3, 4, 5 even 6 months ago.

I could be slightly biased in my desire to maintain access to those calculators...and when do we become "not" Newbies. 

But he also does what you probably need to do he upgrades the units.. he like's his property to be very well maintained and attract best tenants other than other landlords that just do the minimum and usually attract lessor tenants..

Does your note say anything about keeping the property insured, property maintained, tax paid, and HOA paid? 

If I choose to get a realtors license instead, about how much would that cost me to acquire and maintain each year?

We get 25% of the profits for renting, we don't have to maintain the land, and the agricultural zone taxes are super low.My questions are:Do I continue to wait and see what develops around the land?

Item 1 is more desirable from reducing cutoff risk from the lenders, but it is a lot of work to maintain lending relationships across many lenders.
