I thought I would post this and see if I could find a partner or two to start my career in real estate investing.Basically, I want to be the money partner for the first few transactions to an experienced investor so that I can learn as much as I can about the business.

They'll buy a house from some of these wholesalers or wholesale companies that inflate ARV and lower repairs so these inexperienced flippers end up losing money or barely breaking even (which in my opinion is losing) San Antonio has a few pockets that make sense to flip in but people know this and they're selling these houses at a price that doesn't make sense to flip.

I had 2 offers the first day we listed it for sale.I still buy the lower priced ones and rehab them but then I hold them as rentals.Sort of a rule of thumb for me is anything under $100k = rental above $100k is a potential flip.It's a bit of a slippery slope though because I avoid higher end homes which would be $400k+ in our market because they are harder to sell and I don't want to get stuck with one in a downturn.

I will happily guide you but if you getting cold feet it's probably good to back out, I consider my self a pretty smart investor, when it comes to buying income property but when it came to buy my personal home I got blinded by other things and forgot that buying a house is a business transaction that you have to enjoy I didn't loose money but I haven't made a ton, like all other investment
