So, does that mean that for her to qualify as REPS, she needs more than 1000 hours of material participation in our rental management or only 750 hours?

So after working for/being an agent for 3 years, posting almost 1,000 times, talking to countless investors, making this my full time career, etc. 

So not really set up for an STR.

So many basic business tennants are applicable in flipping.

An extra $200/mo. to me wouldn't be worth it to have so many families/people under one roof.

A client can also close on a new property in less than 45 days so no long closing or pre construction risk. 1031 exchanges are easy to fulfill with our model. 

I went through a 750,000 openhouse with sold/pending sign that had a 100 foot 32000 volt high tension tower so close I could hit it with a baseball (in my youth).
