Let's say you bought a property using a hard money lender, and you put the property in an LLC.

Because cash out refis are not the same as typical refis, they already have a higher rate attached to them and if the lender knows it’s an investment property then good luck getting it to the cash flow.There is only so much that individuals can afford to pay for rent.

I've always been self employed, but if you have a stable W2 job, lender underwriting should be pretty easy and painless to get approved for a loan and see what you qualify for on financing.Good luck!

Lender won't lend money to buyer in another country with expired visa and no job.

If they are not licensed then you are out of luck Yup fake lender you got scammed no hope there.. 

TLDR: Question your mindset first, then talk to a lender that specializes in helping regular people achieve their real estate goals.

She is currently in the process of a cash-out refinance on her condo (investment property) with her lender.
