I am highly motivated and already feel like I have learned a lot, but I have a long way to go and lot of experience to gain.

Good luck finding a motivated seller willing to forgo profits although 1 out of 500 it happens still. 

The foreclosure action starts the clock ticking and provides the motivation for them to deal with you. 

My husband and I are really motivated to flip houses.

From what we've seen in the area we don't really expect to have a hard time finding motivated sellers.Is it really as easy as calling landlords from "for rent" signs and asking if they are looking for any other properties in the area?

I am looking for the best software and/or a service that will provide me with good quality motivated seller leads, at a reasonable price.

Of course both have macro influences but you will find you have much more oversight and control with RE.
