Most good realtors will be able to tell you what improvements will increase the value of the house by more than the cost of the improvement.

I currently work a time intensive job in the commercial RE sector, so I am looking to build a dynamic team of a broker, PM, lender, contractor, etc to help with the overall processes.

Because this is not my full-time job, are there any brokerages without the hefty monthly/commission fees that anyone is aware of? 

We really like ProVision - big firm, lots of resources, they appear to do a good job staying on top of changes.

Have realistic expectations on infrastructure improvements of old buildings and if they will be needed. 

So, you want a GC to do all that work for a maybe job, Not likely.
