I'd look for 5-10 acres of brown field or green field land which could be bought and get permission to do due diligence on it.

I recently read David Greene's book on long distance investing where he mostly looks at building teams like contractors, agents, lenders and property managers.

Maybe that is raising rents by $200+/unit or implementing green initiatives or adding amenities.

They are color coded (green to red) as to the 'best' comps to the subject property per Zillows comps score. 

Also, my experience was 15 years ago, before David Green wrote the book on long distance RE Investing.

So, as the title says, I have set up my LLC, I've built my team like David Green suggests, and I've found a market and have analyzed 30-40 properties.

Our bedroom has a light gray color with a dark gray accent wall, one of the bedrooms is light blue, another is an avacado green, and our kitchen is a neutral purple with a yellow accent wall.I probably would paint the lime green room either way, but I'm torn on whwther or not to leave the light blue amd accent walls. 

I read @David Greene's  book about how to invest out of state and followed his action steps to purchase a property out of state.   

I have read a few books already, I’m seeking an experienced investor to help guide me I’m still fairly green.
