Hi all,I'm soon to graduate from the University of Iowa with an Accounting degree, and after two internships in my chosen field I've realized that I would be extremely frustrated with the inefficiency of working 9-5.

However i would say bay area real estate is better poised then LA just because of the fact that I believe technology( software)  would drive future innovation in any field from medicine to cars and silicon valley continues to be the leader in software . last 10 years has proven that as well .

Get a coaching job (after work) HS. football, girls soccer, Boy Scouts, etc...4.

This will give you tons of experience and prepare for going into the field. 

(no experience myself in this field)Long Term Rentals - Somewhat passive if you manage yourself, more passive if you can factor in property managementVacation Rentals - Somewhat passive, might have to make a few calls a week if you hire out cleaning/maintenance/property upkeep, etc, respond to questions asked by future tenants (more of the hotel experience)My niche is stocks/REITS and vacation rentals. 

While I am doing my self study of the RE Investing field I need to continue to save my own money.Is there any private lenders you would be willing to share at this point?

I'm new to real estate and have no experience in the field. 

What's the best advice to beginner in real estate field?

I've raised capital before and have given a positive return to our investors, but not in this field. 

I love working in my chosen career field.
