We put all our previous savings into purchasing and fixing up this house, so at the moment we don't have any cash for down payment towards a duplex. 

How are you going to ask them to fix it?

Never occupied the property, just fixed it up.

If you want to make money now fixing the property up and selling it for a higher price is a good way to get immediate cash.

What’s a good area in PA for Fix and flips/buy and hold properties.

I was terrified....i wish i had bought more..light fixes, and holds, turn over to prop mngmnt, with right funding in place beforehand is pretty easy..even less emotional than being to much into it involved present...i just suggest don't buy substantial fix, rehab and flip from out of state...and not knowing area or connections...but hold is pretty easy, not so hard, with right agent boots on ground...

I am ready to move full-time into the real estate industry, with the right move.End goal is to get involved in real estate investing (fix and flips mostly), but do not have the capital to jump into that yet.

In this economy I would recommend Fix and Flip Quick Flip and the main difference of those two is making any repairs/rehab. 

WORST CASE IS I HAVE TO EVICT, FIX DAMAGES AND KEEP THE NON REFUNDABLE LEASE OPTION.

Be swift to fix their deficiency through proper legal action and either they get current and clean up their act, or they don't and they be come their Command/Installation's problem before it gets too far out of hand.
