Did your financial analysis allow for this situation?

In my mind from a financial success perspective it is more risky not to be in the game, opportunity cost is to high.  

I unfortunately cannot qualify for the loan, so I'm looking for a partner to take on the $250k loan and bring $147k of equity.I'd like to structure the deal so that I have equal ownership interest with my partner, but he / she takes the majority of the cash flow, as he / she will carry the debt and bring almost all of the equity.

I really badly want to buy rental property, and have been studying as much as I can about the types of properties to buy, but I just dont know how to pull money out of me a$$. any advice on trying to find some extra money would be great, I am tired of just getting by and I want to start down the road to financial freedom.

@John ArendsenIn addition his debt to income ratio is not very good but there is plenty of equity.

I'm here because I'm looking to start investing and flipping houses/owning rental properties, I'm not looking to have a show in HGTV, I simply want to be financially secure in the future.

I worry about the ones I have debt on.

It's what's left over to service the debt after operating expenses have been paid.Another tip, sellers are generally more willing to finance when the property is in poor condition. 

We put together a schedule of real estate owned for our personal financial sheets which compliments our balance sheet.

One tenant started to pay a little bit late because of some issues she was going through financially..
