If this is the state law in your state, then any clause in a lease to the contrary could be deemed unenforceable by the court.Suggest you get a conventional lender, to purchase the property as investment use property, then lower your offer price several thousand $ for the inconvenience of having to deal with the seller's tenants for the duration of their existing leases.

@Dena Zeid HUBZU is basically a scam...even if you win the bid and HUBZU thinks they can get more for the property, they extend the auction...pretty shady overall.
