To be honest, the BP spreadsheets are a decent start but do not adequately do the job for serious investors.Happy to share insights/feedback and answer any questions you might have.

Hi @Patrice Boenzi I am sure they will provide the information but they wouldnt be experts in understanding how a family would perceive a place as "safe" in the home buying process , Infact there is information available on what sort of crime happened in a street and at what time .

@Chris Baber Thank you for your insight, on a good note my girlfriend is all for the idea (even excited to get her hands dirty) we have discussed the issues we may face and as of right now it seems like something we may very possibly do.

The first is understanding the different context between an investor and average home owner.I'm happy to sit down with you to answer any questions you have since it would take way to long to try to do this in a forum.Also my business partner is still licensed and works with investors and he can give more insight from an agency prospective.
