@Jillian Steelman - One recent trend for larger SFH in many markets is coliving - You can often collect significantly higher rent, and (perhaps more importantly) almost eliminate vacancy costs. 

Assuming the surrounding area is improving would it not make scenes to eliminate rentals, since they are a negative aspect, to improving the quality of the community.

I do not know if its related or affects anything in this case, but Canadian government is eliminating the Graduated tax rates for trusts and estates in the near future.
