Lane Kawaoka  good idea out of state investors or buy and hold investors have a whole different set of experience's and the skill sets that are needed and the amount of education needed to make those work is pretty deep.. 

The good thing is, your college education will count towards your experience once you start working in the field of your degree, allowing you to make a purchase sooner than the 2 year work history requirement.

With only a third grade education due to having to work to help his Mom support the family, He was able to leave his children a Triplex, a 5 unit mixed use and a 2 family home.  

The more units turn and burn the higher the repairs and the less cash flow.If local and you can get non-recourse and walk away if it doesn't work out then maybe you would at least get an education out of it for your time.

I'm educating myself now not only through a higher education but also by learning about financial intelligence and becoming financially literate so I will have a brighter future.

I always recommend to new investors that the best education you can give yourself (above any seminar, book, class, etc...) is to buy a property or learn from a mentor in a JV partnership on a specific deal.  

An experienced investor will quickly educate the seller as to market value.
