Residential Code of Ohio Table 302.1 requires the common wall for two adjoined houses on separate lots to be 1 hour fire tested in accordance with ASTM E 119 or UL 263 with exposure from both sides, for each house; total combined fire rating of 2 hours.

If you promoted that in lieu of leasing, it is possible that a property manager may screen less well if the tenant profile is more conducive to a long term tenant (aka, I'll sign a three year lease, etc).

@Mark S.You hit all the points.It won't show on credit for the most part (some lenders do report on credit), but when getting underwritten, the properties will be found on Schedule E whether in LLC or not.

I would add that you should also try to network with as many people as you can in the industry.Networking is a very good way to promote business, but how would you network yourself in the most efficent way?

Then look at your overall Schedule E (or C, 1065. 1120, etc... depending on how you report) to reduce your expenses. 

i am sure there is a fullfilment company behind the main guy just pumping out thousands upon thousands of e mails and tik toks and u tubes.. as we know get rich in real estate with no credit and no money sells . 

I get a daily e-mail and it's easy to check the new listings and price changes each day to get an idea of what's for sale, where, and for how much.
