I would say to everyone keep their powder dry.

You can think you're a rock star racking in the money, then the economy changes or the laws change, or financing dries up, or it changes from a buyers market to a sellers market or a sellers market to a buyers market.The REAL DEAL investors thrive in any market condition and especially when there is chaos.

If it was a level floor like a slab, old use a plastic sheeting like house wrap and put engineered wood.If u have an absolutely dry basement, I'd put carpet, and I hate carpet.If funds were no issue and I had the room height I'd put 3/4 plywood on uneven floor to make it even (pretty tough to do) .

The guy is unkempt with long hair, so his appearance should warn normal people to keep their distance, like a bright colored snake.

(IRR, CoC, DCF, MIRR, ...) cashflow per door is just too dry of a number for me as it doesn't tell me anything about potential.

I'm a dog lover myself and appreciate someone who loves dogs as well, I don't allow cats as the hair and smell tend to be difficult to get out of the house.  

Pet hair and pet smells may be hard to get out in a matter of hours.

I spent more time that I needed thinking about the numbers on this and wanted to share the analysis since it's not cut and dry like 99% of the other posts on BP have made it out to be. 

LOLMy library is pretty dry reading, technical stuff, no interesting plot or schemes of wealth building so I can't really suggest a gift for clients.

After that it's pretty cut and dried.
