Most are saying I need to be looking at $150k or more but after 15-20% down plus closing I won’t have as much breathing room as I’d like.Are others just buying the $75k deals with all cash?

I’ve been told by many local banks and credit unions that they will not do the deal.

IRS rules on allowable work are somewhat unclear on the degree to which a Self-Directed IRA account holder can do minor work on a property themselves.

Admittedly, we refunded them directly (not sure if this is violation of rules), but they did stay for a night and let us know what we may have forgotten, and left a good review.  

Anyone know what the deal is? 

Is there a better application out there to use when you are dealing with a business?

Its time to get a bookkeeper when it is costing you.... the cost is time away from family or finding the next deal no matter what field you are in.  

@Samuel Pavlovcik has added a great deal of value in the past to folks looking to add units.

I don't know if these deals were found by students or not, but given that all of the flips I looked at were REOs (listed in MLS) I'd say it is likely they were bought directly by the company.
