Bottom line- It's a great market if you just do your due diligence. 

By taking the time to do my due diligence and research, I can adequately protect myself from any surprises down the line.

Investing in real estate is exciting to say the least especially when a great deal comes up that is hard to pass on and you have done your due diligence/ran the numbers.

If you're diligent about paying them off they're a no-brainer usually.

If there's some city developments/improvements that are going in, or if there's upzoning that I can take advantage of in the future I'll be looking for those things.I also have to have a walk-in equity position where I can force appreciation through rehab.If a deal has those three aspects to it, I'll do more due diligence on it and probably take it down.
