Different buyers have different criteria, you'd lose a lot of deals that could have been sold using that strategy. 

I know with mine, believe it would've shown different addresses over the years because I moved many times...the court will be able to find them even if they no longer live in a previous address?

Orlando is different to ski or beach markets, but there’s a reason Orlando is a good investors market, and why Disney and universal have continued to pour billions into the area for the next 5 years.

This part is not that difficult as I am just applying the market rent change to my property and taking the difference between that number and my actuals.-  I do not want to factor in purchase price or forecast an exit price.

I don't see how building a fourplex would be any different (at a high level), assuming you have an experienced builder lined up to do the construction.
