If not, there are plenty of online sources which incorporate for you in other states such as Delaware.

there are TONS of threads on the best way to soundproof on here and the Audio Video forums. the best stuff is Roxul from home depot.here's the short story..1. spray foam or roxul2. de-coupling channels on the studs, then attach soundproof drywall3. another layer of drywall installed with de-coupling adhesivethis is expensive and time consuming. but it works wonders.

The "regular" board, will be ripped & planed to make floors and doors.We have a couple guys that work periodically for minimum wage just de-nailing reclaimed wood.The goal is to use all the flooring we salvaged to be used upstairs.

They love the street,  their kids have made friends,  we live on the end of the cul-de-sac while they lived up at the cross street,  they wanted our house.   

Also, I am not expert but from our research thus far, being in CA we might benefit from a Delaware Statutory Trust (DST) vs a regular LLC.
