Many lenders/banks lend in major metropolitan areas, or in their footprint, or they will have a minimum population requirement of 25,000, the exception is on Fannie Mae, Freddie Mac loans.

Over the past year we began the refinance process on all our properties to reduce our terms and interest rates to half of what they were, none of the banks would refi us under current fannie mae/mac guidelines.
