You will want to discuss all the details with your CPA/tax preparer. 

I'll keep my eye open whenever I see construction crews around.

We have professional pics taken of our properties, throw a few on Craigslist along with key rental specs and details, and include a link to our Facebook page with many more photos and information.

I have used both, but somewhat prefer smartmove because I can see the tenants’ credit history in more detail.

The contractor's registration number must be on the first page of the contract.The start and completion dates of the project.A detailed description of the work to be done and the materials to be used.The total price of the work.The payment schedule, with the dates and the amount of each payment stated in dollars, including any finance charges.

I'm currently looking in several areas and one of the areas that has caught my eye is Auburn, Maine.

I can't go into details as it is a sensitive matter atm.
