What you’re describing is common.  

It does seem that properties as described by @Bruce Lynn are not often or even rarely redeemed in our area, or at least the areas I'm familiar with in Texas. 

However when I need to pay a bill or vendor and do not have my laptop, cannot access it right away, or am not home to view the debit cards that are filed away in my filing cabinet it becomes an issue.

Next thing I know I get a Lawyer letter I research it and sure enough.. what i describe above is true at least in ORegon.. 

So that might be the avenue that the sons get to that shows them they are not in trouble but have a big win fall coming. now we have helped a few times like this were the kids were addicts and could not do anything and we were able to petition the court to get standing and help these folks through it.. but we had to pay our attorney and then the resale has to be approved by the judge there is some delta to be had.. but it certainly not going to be as described above which any judge would look at as unconscionable profit. 

Making a DST look a lot more like a commercial real estate investment than a stock purchase.What you're describing is a "drop and swap".   

However, the market is not always so generous, and it’s best to take the long-term view.
