@Joe SplitrockWould be effective if Doug sifted the results down till he could find deep enough discount, say he has to go through a thousand but eventually he finds one he can contract for 65-70% of value.

I think one point has to be that the % gain was coming off of an incredibly unrealistic low in 2010 when houses were selling for far less than replacement value in many many markets and even though making new highs in some markets there are still millions of homes being bought today ( especially the mid west deep south) for far less than it would cost to replace them..

I'm sure at some point in our lives we have all had a family or friend that has borrowed some money from us and never paid it back, perhaps it wasn't a lot of money and perhaps you pretend like it wasn't a big deal but you know deep down that you have changed your view of them.Set your policies and do not stray from them.

Current mortgage rate is 3.75% so yes I definitely would losing when I got a mortgage on something else.I did mention tax ramifications, but they were buried deep in my novel up there.
