I estimate the value in the $142k - $180k potential based on the first few comps within a close proximity of the home. 6800 Kelmscott just sold for $142k, little smaller by 280sqft. 2645 Green Mill just sold for $177k and is same size/beds/baths.

So maybe you have a 2 bedroom, 2 bath, 1500 sq ft townhouse and you do the search and it will include 2 bed, 1 bath, 800 sq ft apartments, which will give you a lower average rent. You can take this into account on rentometer because you can see each individual data point on the map.

How did Detroit go broke? Why did property values decline in Detroit? What about Chicago?
25 June 2015 | 3 replies
Many folks believe that because Chicago is much more diverse in its industries, economy and has better job creation strengths, that Chicago will be immune from Detroit's death spiral of (a) borrowing and pension debt, (b) failure to control the costs of government, (c) loss of state revenues, (d) bad public schools and (e) ever increasing tax burden for working, middle class families. My interest in this question stems primarily from the dramatic price declines in Detroit real estate prices before its municipal bankruptcy.
