If you built the garages, installed the pool, etc without permits and inspections, you'll have many more problems with getting those passed by your township than you may think.The solution I would recommend is to have your parents refi, put the property into a trust, you can be a co-beneficiary, and when you can afford, give them whatever money you have agreed to and have them quit claim their beneficial interest in the trust to you.I am a realtor, not an attorney, so please seek out a qualified attorney to get you set up.

I'm in the camp that thinks we'll see a quick comeback once everyone can see that the worst is passed us and there are solutions to our problems.

Anyone know a rent collection only receipt to customers they use?

I have already completed my ABR(Acredited Buyer Representative) Designation, Commercial PRO Series - Multifamily, PSA(Pricing Stategy Advisor), Fundamentals of working with RE Investors, Affordable Housing Solutions, and SFR(Short Sales and Foreclosure Resource) Certifications. 

I just came across this lender, Rapid Funding Solution based out of Overland Park, KS.  

If there is damage to the line beyond that point, the solution would be to repair the damage and re-line the pipe with a liquid PVC liner (which could be costly). 

Why can’t they sell their personal residence---- everyone does need shelter just like everyone does need food and water, yet the baffling question is... why do they need to pass the buck onto the tenant, who is the customer, for what is in reality their inability to meet a commitment they made?

If not, I think the customer is yours, as long as they like working with you and trust you.
