It is very important to file an extension by the March 15 or April 15 deadline, depending on whether you are a business or individual, because not filing an extension will result in a 5% per month for failure to file penalty, but it is equally important not to file a full tax return if your exchange is not completed by the applicable filing dates referenced above.

I have a solid rental portfolio of houses here in Austin, but the cashflow is minimal compared to what I can get in multi-family or in the mid west. additionally, I'm looking at purchasing non-performing notes and turning any of the foreclosed properties into rentals.Are there any strategies for selling off the houses, either in bulk or individually, to minimize the tax burden for when I reuse that capital to purchase non-performing notes?

Dylan Henke what might help is instead of taking a "leap" that could induce a fair amount of anxiety, decide to do a small project, say a cosmetic flip, create a 6 month plan, and back into small, week long steps.
