Depending on the amount of units you manage, there is either a good choice to go for the consumer type software that do most that you asked, or if you look for more robust PMS for a larger portfolio, Appfolio, Buildium, ManageCasa and Propertyware might be a good choice as their software is a lot more robust.

Some landlords are not forgiving rent just deferring it an amortizing it where they start paying additional rent when the business is more healthy in the future.No legal advice given.   

However I'd still try to modify the design because it does seem really weird from a consumer's perspective, and it also seems like the current/ old version doesn't have the stove next to the sink so it is doable. 

The renovation piece of the BRRRR strategy makes it a significantly more time consuming and risky endeavor (you do get paid for that time and risk in additional profits though).

Hey @John Jones, I would say the most time consuming part of rental properties is the leasing. 

@Ryan BeckerWhen overseas, I have signed in a consulate and by video with a Virginia attorney.The consulate option was more expensive and time consuming AND I know that in some countries they are closed nowadays.

For now, at least, the U.S. market seems to have what international investors want: solid, healthy cash flows and strong returns.
