Not writing my own contract, just trying to understand these contracts I received to use..So I guess I have to be very confident I will find a buyer because If something goes wrong and I dont close its pretty much, my 500.00 goes toward any fees the title company already put on and then probably what ever is left will go to the seller.

He, like you guys, heavily advised cutting my teeth on a smaller deal where the buy is in the tens of thousands and the sell is in the low hundreds, even if I didn't do it with him.I do think theres value here with this property (I am very confident in the 100k spread between the buy and the sales comps) and I just want to be sure I can't find a way to unlock some of it before I walk away entirely.Thanks again for the help!

would call buyers and do their best to sound confident but always felt troubled because they didn't know where to take the conversation because they didn't really have anything to offer other than "Can I help find you houses".Keep in mind most of these calls were made after using my HUD hound method or Buyer Multiplier (which are both posted here in the forum...

Mary,The member being stationed in Germany will make it somewhat more difficult but not out of the question.I am guessing that this is an Army soldier that will be stationed at Ft Lewis.I would recommend that you get phone numbers and an e-mail address to his supervisor.If you have an issue and lose track of the supervisor, you can contact Post housing at Fort Lewis for assistance.In the Air Force, we do not tolerate our members not paying their obligations and I am confident that you will get the same support from the Army.If I were in your position, I would try to make this happen because you are likely to get a long term tenant if he is re-stationing there after his 2 yrs in Germany.Chris
