I just purchased my second investment property- a triplex located in Tucson, Arizona.

I have a few questions:- Since we may need to move to a different state for residency after medical school and I don't have experience with real estate, would you suggest a property management company, or does it not make sense to own a property that could potentially be out of state?

Every few decades, I will be foreclosing on a bunch of properties, and potentially taking a big loss in a few cases.

Looking to invest into more Alberta properties but also open to opportunity’s where ever they may present them selves. 

Question: If you were to purchase a STR to close in November and the seller negotiated that the buyer must honor existing rentals with the current rental company/property management until January of 2025…. 1- does this negate the short-term rental loophole for the 2024 if you aren’t managing it yourself for these months in 2024?

With BRRRR, you can build equity by purchasing, rehabbing, and renting out a property, then refinance to pull out the cash and reinvest into more deals!

The benefit to the seller is that they get 0% down deals with lower than average interest rates for commercial deals (Seller carrying 25-50% note at negotiated 0% interest) and have theoretically infinite returns with 0% down.

My big goal for my career if I pursued this would be to be developing commercial real estate projects and building a portfolio of my own real estate investments.  

I imagined that it would be insignificant / negative with the property being turn key already. 

Markets where you can go view properties in a day of driving or flying is a good place to start.
