@Joe Sniadowski Based on the info you provided about your personal investing goals and the different areas you have to choose from I would go with the 100-200k homes in the better areas as long as they cash flow. 

I'm not sure how this will be received by the judge, but I can't believe that if one chooses to be in this particular business (buy and hold real estate) they are automatically precluded from charging for their time doing repair work.

Dan that is completely   IN ACCURATE  small commercial banks that only do commercial and not owner occ .. can pick and choose what they want to lend on..

I just watched the great video that @Brandon Turner did, How a Newbie Can Start Building Wealth Through Real Estate. 

(Have been educating myself mostly through Podcasts,BP forums, blogs, videos, etc.) 

There are probably seasoned investors who can figure out creative ways to make most any deal work but my feeling is that new investors should be more selective about the deals they choose to take on since they have less experience in mitigating risk and estimating costs beforehand.I'm actively looking for my first property and one of my criteria is that I will only buy a house that needs mainly cosmetic updates and even then within certain limits.
