I'm a high character guy and come from a blue collar upbringing; I'm not afraid of work.  

But most fourplexes around me are boring simple two story boxes that don't have any character and no outside amenities (something I would NOT replicate).I am a long term build and hold investor, but being able to minimize my invested capital in the project is important to me.  

@Ivan Vargas, thanks for your reply....Sounds like you are fairly well versed in Title III, Rule 506, Reg A, etc.If you were an SEC attorney, would you plan a trip to Indianapolis for a closer look at their structure?

Protect yourself from unsafe characters who might go around you after you think you have a deal.I am 59 years old and I have a little experience you could use.  

Anyhow before I go out there I'm wanting to run some comps and see what homes are selling for in that area to get a better idea of the trip out there is even worth our time. 

The kids loved walking up and down the streets this Christmas and looking at the Dickens characters.

If you can, talk this investor into coming with you so he can answer questions and be a character witness for you, buy him lunch for doing so. every little bit you do to be prepared to talk to them, the better you look in their eyes.

I believe the current fix is to crimp on pigtails to all ends and replace the old switches and outlets... varies but think it is running $2500 to $5500 per house to correct... aluminum vibrates when it gets a little loose causing resistance and then heat.. hence the problem.lots of homes have black pipe or steel pipe water lines used a lot in older homes and it is OK but it rusts inside and then as the corrosion continues the pipe gets weak at the joints mostly and often can fill up  and restrict water flowall this being said I have seen extension cords run behind finished walls,  I have heard people removing 40amp breakers and replacing with 50amp breakers because the 40amp keeps tripping.  

But I frequently make trips to Charlotte and I anticipate as I gain more experience I will definitely be getting into the real estate market there.
