I'd rather wait an extra month and be sure all obstacles have been cleared than end up with a dirty title or a lawsuit challenging ownership.

I am currently taking the steps necessary to get my Real Estate License and should be done in the next few months...

The taxes are high and the rents are lower than NYC so you still have a challenge finding a house where the numbers work.  

Anything that forces you to take a step towards your goal is a good thing.
