Not the end of the world just not the way it used to be and wondered if any experts had managed to not have to go through the bureaucratic hassle of working with the megacorps. 

First let me respond that I am not an expert investor, but the rent needs to be your expenses plus a reserve amount that will build for "emergencies". 

Not a tax expert but I believe countertops would fall under the 7 year depreciation schedule and so have a zero basis at 17 years.

Given the pool of experts that might be reading this, if you were us, what would you do?

I am not a legal expert and so you should take everything I say with a grain of salt and for sure contact an attorney and have them draft the contract with the terms you and your partner agree upon.
