There is lots of advice out there for paying student loans early but living as if you didn't get the raise or bonus I found most effective. 

But I also incentivize the contractors with a bonus if they finish in the time they tell me plus 30 days (10% of net profit). 

@Jay AminThere are different “categories” of income for income tax purposes, and they are “bucketed” together in your tax return and treated differently.

Apologies on not knowing which Category to place this.  

For those that can afford to jump straight into the $1M+ price band, there's less competition and more cash flow in multifamily, with day one cash flow being possible in that category, as well as appreciation, which is why I like that asset class the best personally.

Being able to "pre-market" a property before your existing tenants are out is a bonus when it happens, but never ever a guarantee.
