I've attempted to call him on several occasion in past.

We asked the owner several questions about it and brought it up on at least 3-4 occasions.

I have seen on many occasions where an investor will speak with the executor/heir and at that time the investor could not get the price they needed... and moved on to other deals... only to find out a month later someone else got the property.Always... always... always... follow-up.

If I remember correctly, I've also heard Michael Blank recommend them for getting a Proof of Funds letter (costs $5 and is apparently not very hard to get).

I have on multiple occasions seen transactions where partners can't agree and the property is forced into foreclosure to "clean" the ownership.

Look at Wisconsin Legal Blank.  

I also keep a blank Thank You Card and some stamps in the pocket so I have one handy when I want to send a thank you card out last minute.

And this is not a blank statement its a reality. im not chasing anything specific but my main focus are brrrr , wholesaling and just pasive income eventualy home rehabs.

But I have personally worked with Account Closed on many occasions.  

I think they’re going to come back to me and either give me a number that will be way too low, or say that I am unqualified because my credit history is new as I just graduated from college in June and got my first credit card then (I had a completely blank credit history).
