If you believe your tenants to be intellectually challenged to the point that they can not manage the recycle system you have a problem.

I believe the term is called "nomad investing" similar to house hacking (2-4 units), you buy 1 unit with 5-10% then wait 1-2 years and do it again and again. until you hit 4 mortgages. but by that time you have equity in 4 properties and 3 rental units.good luck

There's a few houses in my neighbourhood, 1 has been empty and for rent for a number of months and the one across the street has been for sale for even longer I believe.

Also, depending on your age, you can't draw income from the property until age 59 I believe.

I don't believe CA has reciprocity with anyone, but the experience requirement for a broker's license is probably accepted if that is what you mean.

In short, hesitate before you change the locks because you believe the tenant may not live there (half moved out).
