I know Brentwood is mostly nice but Pittsburg could be iffy based on certain neighborhoods.

Based on those Sedona STR income numbers for a $800k home, either the revenue numbers are wrong- and way low, or the property is not a good one as a STR.

I shop it every year and the most recent company I work with has been really good with pricing but still doesn't make sense based on our 15 year history of having no claims and paying out every year.   

As you move further in your investing and have many properties, then you can start putting multiple together still based on risk tolerance.

Any other Houston based small industrial developers that would like to connect?  

Once you exceed the term you are “out of surrender” and can take the money and do as you please, annuitize, or continue accumulating based on the type of annuity you have (fixed, fixed index, variable).

Based on their overall application (credit score, references' comments, etc.), I'm able to make a determination whether to rent to them or not.If they later move an ESA into the unit, they may be evicted based on the lie in their application, not on the fact that they have an ESA - but that's my take on the matter.
