You're co-mingling funds and any liability you have from a flip or anything else now opens up all your rental properties to be attached to a lawsuit. 

The current deed has the deceased parents names still attached to it and it’s a strong possibility that I can get this property before it goes to the tax sale auction.

Sometimes they'll give you a cash injection right off the start to get you going.Otherwise, you could try buying it with a construction loan attached to it.
