I'm assuminh that if I do the latter, then I'd also use my personal account for repairs, maintenance & improvements to my unit as well.Is there some other method?

I'm kinda overwhelmed  by the paperwork - want an attorney  to assist ....but they seem uninterested - even if you offer to pay!!!

Its a scary choice but I think if I start off with something on the lower price scale it wouldnt be a huge risk, besides the possibility of larger repairs earlier maybe.

He recommended I get someone who can remove the microwave, adjust the vent to go back up, and if need be, build or repair a venting structure to the outside wall about ten feet away.

If I buy a property in need of work or improvements my after repair/improvement revenues are fairly predictable because they are based on what that market is generating today for a similar property.

Most buyer agents will bargain for repairs or reducing the purchase price / seller credits after defects are found.

please please please do not invest in cosmetics until you build your war chest. i own multiple fouplexes and need at least 15k reserves for apartment turns or other repairs ac heating plumbing repairs. if you haven't closed ask for credits in consideration other 2 units are not renovated.Good luck Cortes family 

If you were to live in property you could look at FHA 203k which lends you money for repairs.
