Florida is running out of buildable land close to the coast and experiencing population boom. 

Once you have this team in place, you should be able to confidently invest in any market.As for picking a specific market - I would go after one with an increasing job and population growth.

If I was buying today and holding for 30+ years I would buy single family turnkey, 4-5 beds, on the periphery of a community with a history of year over year population growth.

However, with a strong medical industry, University, and growing population, short-term rentals will be a strategic method for investors.

Some markets that lose population could see price drops. 

But you might see faster appreciation.You are likely to get comments about only major metros with strong population growth, diverse economies, etc, etc.
